Thank you for your help in facilitating our exchange out of Rose Street in Anaheim into West Avenue in Fullerton. To those who are considering and exchange: Mark was diligent in his efforts to complete the process. Here’s a quick example. Mark was able to find a suitable upleg property quickly (almost simultaneously) and we were able to get under contract to purchase very quickly after we were under contract to sell and complete a 1031 exchange.
Mark listed and sold without incident. However, the Seller (of the upleg), who was represented by another firm, said he wouldn’t sell anymore a few weeks in the contract. Even though with Mark’s help we preformed, exactly according to the contract, the Seller still changed his mind. Through the help of Mark (and firm), letters were sent to the Seller, Seller’s Agent and Seller’s attorney. His systematic approach resulted in the Seller again agreeing to close the transaction.

After 9 years of having Mark Bridge update his marketing and pricing proposal on multiple apartment buildings we own, we decided to do a 1031 exchange out of Santa Ana. Mark listed our building for sale and after multiple offers we secured a Buyer and went under contract to sell. One of Mark’s ideas was to insert two 30-day Seller options to extend the close of escrow into the contract. This allowed us more time to look for upleg properties. We exercised one of the options, but not the second.

Mark Bridge at Cushman & Wakefield was referred to us on the Probate case regarding the sale of a 28 unit apartment building in the City of Los Angeles.
Upon interviewing multiple companies and agents to list the property and take it through the probate court process the team of the Bridge Multifamily Team at Cushman & Wakefield was selected. They evaluated the property at $5,000,000; which was $500,000 over any other brokerage that had presented to market and sell the property.
After a phenomenal marketing effort, a best and final stage, and a court overbid process they were able to achieve a price of $4,935,000 at 98% of the list price setting a new record comp for the area at a 3.25% cap rate on current and $176,250 per unit. This represented a price above our expectations and the owner could not have been happier and more satisfied.
